A former nightclub space near Union is being retrofit into a cocktail bar by the team behind one of the city's most awarded restaurants. If you walk Polk every morning, you have already noticed. What you may not have noticed is the pattern.
The Pattern Hiding in Plain Sight
Russian Hill's stretch of Polk Street is not filling back in with more of what left. It is trading legacy chains and pandemic-era vacancies for owner-operators who already have a proven San Francisco address somewhere else. The corridor is not being rebuilt by outside capital looking for a new market. It is being colonized by operators the city has already vetted, block by block, moving north.
That distinction matters if you live here. It means the businesses opening on Polk in 2026 arrive with a customer base that will drive over from the Mission, from Hayes Valley, from the Ferry Building, and add foot traffic to your block. Bagels will not be baked on Polk. The cafe will be stocked with bagels delivered from the 14th Street kitchen in small batches twice a day, with more runs if demand calls for it.
Read that operationally. The Mission kitchen becomes the factory. Polk becomes the sit-down room. Russian Hill gets the hospitality half of a business whose production risk lives somewhere else. That is a very different tenant profile than a chain coffee shop paying to roast in-house, and it is a template you are going to see repeat.

FITNESS SF Polk changes something more structural. FITNESS SF Polk is set to open Fall 2026 in San Francisco's Polk Gulch neighborhood. The club is planning what its team describes as a full recovery program, with Red Light Therapy Pods, Infrared Saunas, Arctic Showers, Hyperice recovery tools, Human Touch massage chairs, HydroMassage beds, and Normatec Compression Therapy. A destination gym at that scale pulls people onto the corridor at 6 a.m. and again at 6 p.m., which is exactly the traffic window that supports the cafes and bars around it. The businesses feed each other.
Why the Anchors Made This Possible
None of this happens without two anchors that arrived earlier and proved the corridor could carry them.
The first is Bi-Rite. In August 2024, Bi-Rite opened on Polk Street between Broadway and Vallejo, in the same spot that Real Food Company used to occupy. It is the family-owned grocer's third city location and, by their own account, their largest. That is a store built on the assumption that Russian Hill households will not just walk in on weekends. They will treat it as a daily kitchen.
The second is The New Spot on Polk. The New Spot on Polk is a family owned business, opened on May 27th 2017 to serve the Russian Hill and surrounding neighborhoods with a mixture of traditional and modern American Diner foods made with organic and natural ingredients prepared to order in house. It survived the years when other blocks did not. Longevity on Polk is its own credential, and operators looking at leases in 2026 look at rooms like that one to see whether the neighborhood shows up on a Tuesday, not just a Friday.
Bageletto lands within a few doors of Bi-Rite. That is not a coincidence. It is a location decision made because the grocery next door already proved the block.
How to Walk It This Month

- Breakfast, before summer: The New Spot on Polk at 2401 remains the standing option. Their updated hours run Monday through Friday from 7:30 am to 2 pm, and weekends from 8 am to 3 pm, a tighter window than they used to keep. Once Bageletto opens at 2193, expect the morning line to redistribute.
- Grocery: Bi-Rite at 2140 Polk for the daily shop. It is the largest Bi-Rite in the family, so the produce and prepared-foods selection is deeper than the 18th Street original.
- Lunch: MIXT at Polk and Green is the newest fast-casual option on the corridor.
- Evening: Watch the Jupiter Room announcement. When Aphotic's team opens a room in your neighborhood, the reservation window narrows quickly.
- Fitness: FITNESS SF Polk is accepting community input ahead of a Fall 2026 opening. If you already hold a city membership, your access transfers.
One practical note. Polk Street parking is a nightmare. Always has been, always will be. Take the 19 or the 45 bus, or just walk up the hill if your calves can handle it.
